Airbnb Rental Arbitrage & Co-Host - Long-Term Working Relationship (Starting with Furnished Units) - Contract to Hire

Other Jobs To Apply

No other job posts for this day.

Heads up before you apply: I'm not ready to start actively leasing for a few months. I'm posting now to find the right person, get to know how you work, and plan together — not to launch immediately. If you need work starting this week, this may not be the right fit, but if you're open to a slower on-ramp toward a long-term working relationship, please apply.

The plan: I'm building a short-term rental arbitrage portfolio over the next 24 months. Goal is roughly 4 income-focused properties per year (target ~$1,000/month net profit per unit once stabilized) plus 2 additional properties I'll personally use part of the year, where breakeven is acceptable. I'm looking for one person to own the full process per property — from sourcing through ongoing operations — and to grow with this as I add properties, rather than treat it as one-off placements.

What you'll do, per property:

- Source furnished (or furnished-friendly) units where the landlord will permit short-term subletting in writing

- Provide AirDNA (or comparable) data — projected ADR, occupancy, and annual revenue — plus your own reasoning for why the specific address supports those numbers, before I commit to any lease

- Confirm local STR licensing/zoning eligibility for the specific address before presenting it as a finalist

- Negotiate lease terms and get subletting permission in writing

- Handle listing creation, dynamic pricing setup, guest communication, bookings, and check-in/out

- Source and manage a reliable cleaner per property; cleaning fee is passed through to guests, not deducted from your share

- Track performance and flag when a property is ready to help fund the next one

Target locations: open to the most financially strong markets nationally for the first 2-3 properties — bring data-backed recommendations. After that, I have specific target areas I want covered: Midtown Harrisburg, PA, and a beach-area property near Rehoboth, DE (a 15-20 minute inland, amenity-rich community rather than oceanfront).

What I'm looking for:

- Real experience in both rental arbitrage sourcing/underwriting AND ongoing Airbnb co-host operations

- Comfortable pulling and presenting market data before recommending a deal

- Patient with a slower start — I'd rather find the right long-term fit than rush into the first available person

- Clear communicator who's thinking past the first property, not just the first payout

In your proposal, tell me: your experience with arbitrage sourcing and co-hosting, 2-3 references or examples, and how you'd approach the first few months before we're actively leasing anything.

2. HOW DO YOU USE THE DIFFERENT COMMUNICATION TOOLS IN DIFFERENT SITUATIONS?

5. HOW DO YOU PROCESS INFORMATION?

Several years ago, I was working in a team to plan a big event. My supervisor made us all work as a team before the big day. One of our activities has been to find out how each of us processes information...

6. HOW DO YOU MANAGE THE CALENDAR AND THE PROGRAM? WHICH APPLICATIONS / SYSTEM DO YOU USE?

7. HOW DO YOU ORGANIZE FILES, LINKS, AND TABS ON YOUR COMPUTER?

Just like your schedule, how you track files and other information is very important. After all, everything is digital!...

9. HOW DO YOU PREPARE FOR A MEETING AND PREPARE A MEETING? WHAT DO YOU SEE HAPPENING DURING THE MEETING?

Just as communication is essential when working remotely, so is organization. Because you won't have those opportunities in the elevator or a casual conversation in the lunchroom, you should take advantage of the little time you have in a video or phone conference...

10. HOW DO YOU USE TECHNOLOGY ON A DAILY BASIS, IN YOUR WORK AND FOR YOUR PLEASURE?

This is a great question because it shows your comfort level with technology, which is very important for a remote worker because you will be working with technology over time...
